When is it time to replace your roof?

When it is time for a new roof in Saskatoon you can trust the experts at Ozmun Exteriors. Some homeowners wait until they notice a leak in their ceiling before they decide that they need to look into getting a new roof. However, a leak could be a result from a variety of different causes. Fortunately, there are distinct signs to watch out for that will help to indicate the need for roof repair.

Signs that it’s time for a new roof

The roof is one of the most important features of your home - both functionally and aesthetically and keeping it in top shape is in your best interest. Roof replacement can be costly, so it is integral to understand how to tell if you need a new roof or if you’re able to patch it up with minor roof repairs. Here’s a list to help you navigate some of these decisions:

  1. Bald spots where granules are missing - If there are only a few shingles that are balding then you can probably replace those yourself but if the spread is more severe then you will want to opt for replacing the whole roof.

  2. Shingles buckling and curling - The harsh Saskatchewan weather makes our roofs work twice as hard. Shingle bucking and curling often means that your roof has put in its time and a new roof will be needed to keep the elements at bay.

  3. Your neighbours are getting a new roof - If you start to notice that houses in your area, that are built around the same time as yours, are getting roof work done then it may mean that it’s time to take a closer look at your roof.

  4. Cracked or missing shingles - if your shingles are in relatively good shape then replacing missing shingles with new shingles can remedy the situation. When shingles begin to show cracks and signs of wear and tear then your roof may be in need of a full makeover to ensure that your property is protected.

  5. Chimney flashing - damaged or improperly installed chimney flashing is one of the most common causes of roof leaks. You’ll want to make sure that a qualified professional handles any work done here so that you know it’s done properly.

  6. Daylight showing through roof boards - There should never be holes in your roof decking. If you do, this means there is a problem with both the plywood sheathing as well as the roof shingles. If you’re seeing holes in your decking then that’s typically a sign that a new roof is needed.

  7. Shingle granules in gutters - This is sometimes seen with new roofs. Look carefully at the shingles and inspect them to make sure that they aren’t losing too many granules prematurely.

  8. Water damage or leaking areas - Improperly installed roofs can create a lot of trouble with multiple aspects of your home. Water damage can effect walls, ceilings, insulation, and more. If this is happening in your home you’ll want to get ahold of a roofing contractor immediately to fix the problem.

  9. Recent storms in your area - it’s always good practice after big storm to take a look at the roof once things have calmed down. Doing a once-over will help you to identify any potential problems that may have occurred due to rain, wind, or hail.

Benefits of a roof inspection

Doing several visual inspections a year of your roof is a good habit to get into. You’ll want to look for signs of general wear and tear and particularly look for cracked, missing, loose, or torn shingles around chimneys and vents. Gutters should also be tended to once a year to prevent water from backing up and causing damage to the foundation.
